The site is prominently located 1 mile west of Rugby town centre, with frontage to the A428 Lawford Road, which is likely to prove popular with trade counter operators. The site also benefits from excellent transport links, just 2 miles from Rugby rail station, 3.5 miles to J1 of the M6 and 4 miles to the M45.

The development which has outline planning permission, will be branded as ‘Stepnell Park’ and will include a new HQ office building for Stepnell themself, together with a range of new units suitable for B1, B2 and B8 uses. Phase 1 of the development will comprise 66,500 sq ft of high specification trade counter and warehouse/industrial space, with individual units available up to 15,000 sq ft. Alternative uses and build to suit options can also be discussed, subject to planning.
