It was only in November when Hamdon Gate Developments announced they had acquired almost 17 acres of prime development land at Central Park in Rugby and they are now positioning themselves for an early start on site.

Detailed planning consent has now been secured for a 141,000 sq ft state of the art distribution facility and plans are nearing completion for two other units of 60,000 sq ft and 93,500 sq ft at this key distribution location situated at Junction 1 of the M6 at Rugby. The top quality specification includes for 12 metre clear eaves height; both ground level and dock loading doors; and 50 metre deep service yards.

On the ground, the sites have been levelled and plateaued and the entrance crossovers have been constructed. The contractor has also been selected and potential occupiers can genuinely take advantage of a fast track design & build package.

The development is designed to a strict energy saving criteria, to achieve a BREEAM accreditation of ‘very good’. In accordance with design principles the units will produce at least 10% less carbon than similar buildings.

The units will be constructed with minimum air permeability, heat recovery pumps, highly efficient lighting and Photo Voltaic (PV) roof panels to the southern elevation of the warehouse roofs. The significant capital cost of the PV panels will be at the expense of the developer, but the financial benefit of the Feed-In Tariff will be passed to the occupier.
