We are pleased to report the latest deal at Junction 1, Rugby where we are acting for developer Hamdon Gate who purchased this 16 acre site in 2012 from ProLogis. The site is located in the heart of what is known as The Golden Triangle, close to the intersection of the M6 and M1 motorways.
A building of just over 63,000 sq ft is to be built for Automotive Insulations Limited, a supplier to the automotive industry already located in Rugby. The building is being delivered to a strict timetable allowing early occupation in the Spring of 2014 for essential equipment relating to the Jaguar Land Rover supply chain.
This 15 year leasehold deal will secure additional jobs in the local area as well as safe-guarding existing ones, which otherwise would have been lost to overseas competition. Tony Drake comments:-
“This latest deal is very encouraging, following on from last year’s pre-sale of a 100,000 sq ft freehold purpose built unit to Quartzelec. These ‘build to suit’ schemes used to be a rarity but the lack of speculatively built or good quality second hand space is forcing the hand of occupiers somewhat.
The development team and the Rugby Borough Council planners worked well together to deliver planning consent one day ahead of schedule in order to meet the occupier’s required deadline”. Two further sites are available catering for buildings of circa 100,000 sq ft and 150,000 sq ft where strong interest has been recorded reflecting the upturn in the economy and the lack of quality industrial accommodation.
